Terms of Service
This is a legal agreement. Please read carefully. If you are uncertain about any part of this document, we recommend seeking legal advice before proceeding.
Check-In & Check-Out
Check-In: 4:00 PM (early check-in possible if property ready; not guaranteed). Keys/access codes released only to primary guest.
Check-Out: 10:00 AM (late check-out may be available but not guaranteed).
Guests must provide a valid government-issued photo ID electronically prior to arrival. Primary renter must be at least 25 years old and staying at the property. Guests under 25 cannot check in.
Late Arrivals
Guests receive access codes before arrival. If arriving after office hours, no special arrangements are needed. If keys are used, they must be returned to the designated lockbox at departure.
Reservations & Payments
50% deposit due at booking; balance due 30 days before arrival.
Reservations within 7 days of arrival require full payment.
All major credit cards accepted. Rates exclude taxes, cleaning fees, admin/damage fees, and pet fees.
Cancellation Policy
60+ days before arrival: 100% refund
30+ days before arrival: 50% refund
Cancellations must be in writing (email). Verbal cancellations not accepted.
Third-Party Bookings
If booked via Airbnb, VRBO, Booking.com, etc., their cancellation policies may apply and override ours. Guests are responsible for reviewing their platform’s terms.
Property Policies
Occupancy: Must follow property’s maximum occupancy. Exceeding may cause eviction without refund.
Parking: Use only designated spaces. No RVs, campers, trailers unless approved. Unauthorized vehicles may be towed.
Pets: Allowed only in pet-friendly properties with prior approval and fees. Max 2 pets (under 50 lbs). Guests must clean up; pets crated if left alone.
Smoking/Vaping: Strictly prohibited. Violation = $500 fee + extra cleaning/damages.
Noise/Neighbors: Quiet hours after 10:00 PM. No loud parties/events. Violation may lead to removal without refund.
Damage Protection
Each reservation includes a non-refundable damage fee covering accidental damages up to $500. Guests are responsible for:
Damages beyond $500
Intentional damage, missing items, smoking, excessive cleaning needs
Charges will be billed to card on file.
Maintenance & Access
We ensure appliances, AC, pools, and amenities are working. Repairs done promptly, but no refunds for outages. Staff/service providers (landscaping, pest control, pool service) may access property as needed with prior notice when possible.
Amenities
Kitchens stocked with cookware, dishes, and appliances.
Starter supplies (paper products/cleaning supplies) provided. Guests replenish as needed.
Beach towels and personal toiletries not provided.
Liability
Guests agree to indemnify Beach Scene Vacations, staff, and property owners against claims, damages, or injuries during stay. Guests assume all responsibility for use of pools, spas, decks, and amenities.
Governing Law
This agreement is governed by Florida law. Disputes resolved in Pinellas County courts.
Electronic Agreement
Booking with Beach Scene Vacations means you acknowledge, understand, and agree to these Terms of Service. Electronic acceptance has the same effect as a handwritten signature.
